Tuscan Farmhouse Plan 75161 is a new architectural design with storybook-style flared eaves, decorative gables, tapered porch columns and board and batten shutters. White vertical siding and whitewashed brick is a striking contrast against black window frames and wooden carriage-house garage doors.

The total living space is 2,353 square feet and includes 4 bedrooms and 3 bathrooms on the main floor. Above the garage is a bonus room measuring 19’4″ x 22′ where you can expand the living space if desired with a guest suite or game room.

This plan offers a two-car, front facing garage. The informal family entry from the garage has built-in cubbies to keep book bags and sporting equipment organized as you arrive home. To the right is the basement stair entrance and a 3/4 bathroom.

Look to the rear elevation for the outdoor living space. A generous seating area on the terrace provides mottled shade under a pergola. Relax in full sunshine by the pool. The lanai is available for shade, and the bbq porch has a fireplace and grill for your family cookouts.

The interior has an open floor plan which is on every home-buyer’s wish list.

The dining room is to your right as you enter the home, and it features a 12 foot tray ceiling. This formal area will accommodate a large table for formal gatherings. Windows in this room face the front porch.

The family room is defined by a vaulted ceiling, and a large fireplace serves as the focal point. Tall windows face the back yard.

Opposite is the kitchen with a huge island measuring 4′ x 8′. Here you will have a sink, dishwasher and plenty of counter space. A wall of cabinets flank the range, and a walk-in pantry completes your storage needs.

Another popular design of new home construction is the split-floor plan. The master suite is located on the opposite side of the house from the children’s bedrooms. This allows maximum quiet and privacy for the parents.

The master suite has all of the amenities that you will find in a luxury home design. The bedroom features a step ceiling and a “private” door to the back terrace. Step through a pocket door into the ensuite which has his and her vanities, whirlpool tub, separate shower and water closet.

An L-shaped walk-in closet maximizes the rack area for hanging clothes. Another pocket door opens into the laundry room which is a coveted convenience adding to the resale value of your home.

Two children’s bedrooms each have a walk in closet and share a Jack and Jill bathroom with a double sink.

Bedroom 4 is flexible as it can be used as an office or a guest room because it’s attached to the 3/4 bathroom.
