Victorian House Plan 48158 presents a picturesque cottage on the banks of a lake, the view of which you may enjoy from behind the tall fanlight window of the living room or from the gazebo end of the front porch. Delicate spindlework in the porch balusters was often seen in Queen Anne Victorians when state of the art wood working machinery made mass production possible. Glass French doors invite natural light into the home, as it’s pleasantly reflected off the water. At only 880 square feet of living space, this cottage would be a wonderful guest house on a larger property or perhaps a place to get away with your significant other. The one story floorplan has an open arrangement for the kitchen and living room with a single bedroom at the rear. You will find access to the full bathroom through a pocket door from the master bedroom or enter as a guest from the living room. In the event of an expansion, consider finishing the basement with an additional bedroom or game room.

Although design elements help to classify this plan, the homeowner will affectionately call it their little “storybook cottage” as they arrive home, enjoying the garden pathway and colorful flowers surrounding the front porch. A charming foyer presents us with a window seat, coat closet and powder room. A cozy fireplace takes center stage in the living room, and proceeding to the rear of the home reveals a country kitchen, dining area and access to the back deck. The average size family will be comfortable in House Plan 69514 with its 1466 square feet, 3 bedrooms and 2 bathrooms. Highly decorative gable trim and porch spindlework adorn the façade of an otherwise Ranch Style design. The left and right sides of the home feature cantilevered bay windows topped with copper. Centered on the roof is a tower with three windows that allow light into the breakfast room. As you can see from photographs of the finished house, the gable is done with gingerbread siding, and the tower has nautical ocular windows and a flat top. Inside, the breakfast room is painted with a cheerful shade of orange. Other rooms show the preference for bright Victorian colors and antique décor, including a carousel horse in the living room under a beautiful tray ceiling. The floorplan layout is asymmetrical, yet each room flows into the next with perfect harmony. The kitchen provides a barrier between the great room and the breakfast room which are arranged diagonally. Bedrooms 2 and 3 share the guest bathroom, and the master suite is situated privately at the opposite side of the house. In addition, this plan offers a laundry room, storage and two car garage.
