2 Story Farmhouse Plan

2 Story Farmhouse Plan With Game Room (Plan 75169)

Idyllic 2 Story Farmhouse Plan 75169 presents with white vertical siding, blue shutters and charming veranda complete with porch swing. Note the details: Dormer windows peek from the metal rooftop, and cedar shake adorns the front-facing gables. Complete the front facade of your beautiful new home with antique style porch lighting and potted plants. This home has a total of 2,526 square feet of living space, 3 bedrooms, 3.5 bathrooms, and a 2 car side entrance garage.

2 Story Farmhouse Plan With Balcony

2 Story Farmhouse Plan 75169 has several options for family recreation and relaxation. Firstly, farmhouse style construction plans should always have great outdoor living space. This new design does not disappoint. The front veranda measures 33′ wide by 8′ deep. Not only does the veranda create beautiful curb appeal, but it’s also the perfect size to kick back and relax. Set up your favorite chairs—whether they are rocking chairs or Adirondack chairs—and still navigate with ease. For more privacy, move to the back lanai. Your oversized outdoor dining table will fit because this space is 10′ deep. Plus, the grill is designed as part of your hardscape.

Secondly, the interior offers far more than the regular gathering spaces. For example, head upstairs to find a game room. This open space is bordered by railing that looks down into the family room below. Add a pool table or foosball table for hours of family fun. Or, enclose this room and finish the closet if you need a 4th bedroom. Best of all, there is an exit door to an outdoor balcony where you can look over the back of your property. Thirdly, there is a private study on the main level right off the foyer. French doors add a bit of elegance, and the room is just right for a home office or quiet room for reading.

New House Plan With Traditional Spaces

So many homes nowadays are going without the traditional dining room. However, 2 Story Farmhouse Plan 75169 includes a dedicated dining space next to the foyer. Your family will be able to host large gatherings here over the holidays. Now the cook can focus on the trimmings instead of trimming the guest list. Speaking of cooking, the kitchen includes a large island and even larger walk-in pantry. As is popular now, the refrigerator is located in the pantry yet strategically placed along the back wall of the kitchen. Now you can easily close the pocket door of the pantry to keep the refrigerator out of sight.

The main floor master suite has a vaulted ceiling and a great ensuite. Mom and Dad will enjoy having his and her walk-in closets, double vanity, soaking tub, separate shower, and private water closet. Two children’s bedrooms are upstairs, and they share a Jack and Jill bathroom. Lastly on the upper floor, there is a bonus room for future expansion and another bathroom. Hello and thank you for your interest in our architectural plans!

Pre-drawn house plans do not, and cannot come with electrical wiring, plumbing, or mechanical (heating and air) plans. Those items are site specific and change drastically depending on many factors including local codes, solar orientation, insulation choices, equipment used, etc. There is simply no way to produce electrical wiring, plumbing, or heat and air plans that would be usable for everyone in all areas of the country. These items must be done by local professionals familiar with your local codes and knowledge of your specific site conditions, etc. Your builder should have his own subcontractors who handle those plans.

Note: When it comes to electrical, most plans include electrical schematics showing locations for things like fixtures and outlets. Check the plan information under the “What’s Included” tab to be sure.
