I interviewed Ed during the\u00a0Earth Day celebrations in Washington D.C. and asked him about the\u00a0future of green building and remodeling. \u201cIn today\u2018s spiraling housing\u00a0market, builders need to do whatever they can to set themselves\u00a0apart,\u201d said Ed. \u201cIt just makes sense that in such a competitive\u00a0environment, builders cannot continue to do what they\u2018ve always done\u00a0and expect to thrive, or even survive.\u201d Ed also discussed the primary\u00a0reasons homeowners should build green.<\/p>\n<h1>THE TOP 3 REASONS TO BUILD GREEN:<\/h1>\n<h2>1. Better Value<\/h2>\n<p>It used to be much more expensive to build green, however, increased\u00a0demand for green materials and systems has resulted in more competition\u00a0and increased production. It is now possible to build a custom green home\u00a0for the same cost as a traditional custom home. Susan Colwell, CEO of\u00a0MyGreenCottage, explains \u201cWe can build affordable green homes because\u00a0as a national company, we benefit from quantity discounts on materials\u00a0and streamlined building techniques. We also work with local builders to\u00a0teach and certify them in green building.&#8221;<\/p>\n<h3>Other Cost Considerations:<\/h3>\n<ul>\n<li>Higher resale value (typically 5-8%)<\/li>\n<li>Energy savings: On average, a green home uses 50% less energy than\u00a0a traditional home. With the cost of energy spiraling and gas\u00a0approaching $4.00 per gallon, energy savings has become a much\u00a0higher priority to homebuyers. Many consumers view an energy\u00a0efficient home as they would a fixed rate mortgage: a way of ensuring\u00a0that no matter how high energy costs rise, they\u2018ve locked in savings for\u00a0the future.<\/li>\n<li>Lower maintenance costs: Homes built with green integrated panel\u00a0systems are not vulnerable to termites, carpenter bees\/ants, rot, dry rot\u00a0or mold<\/li>\n<li>Tax Breaks- many states offer attractive tax benefits for building green.<\/li>\n<li>Immediate monthly savings: You don\u2018t have to wait for green systems to\u00a0pay for themselves. By wrapping energy saving systems, such as\u00a0geothermal, radiant floor heat, energy star appliances, etc. into an\u00a0amortized mortgage, the house payment may increase by only $25 per\u00a0month while energy savings will likely exceed 3-4 times that amount so\u00a0homeowners come out ahead from day one.<\/li>\n<li>Replacement savings: A geothermal system lasts twice as long as an\u00a0air-conditioner system or heat pump so you won\u2018t have to replace it\u00a0anytime soon.<\/li>\n<\/ul>\n<h2>2. Health and Safety<\/h2>\n<h3>Health:<\/h3>\n<p>Studies indicate that indoor air pollution in many traditional homes is\u00a0far worse than the exterior air. Interior air pollution is particularly\u00a0dangerous for children. The sharp increase in asthma and respiratory\u00a0disease in the past 10 years has been directly https:\/\/blog.familyhomeplans.comed to pollution.\u00a0Traditional building materials, such as pressed wood and PVC pipe, off\u00a0gas formaldehyde and other toxins and pollutants are increasing the risks\u00a0for certain forms of cancer. Luckily, Lowes, Home Depot, and other\u00a0building supply centers are beginning to carry alternative green\u00a0products. As awareness and demand continues grow, the prices for\u00a0such materials should become ever more competitive.<\/p>\n<h3>Fire Safety:<\/h3>\n<p>Fire Safety is another important benefit of building green. While not true of\u00a0all green homes, the green builders who use a steel\/panel\/ and concrete\u00a0fiberboard system cut the chance of your home burning to almost zero.\u00a0How? A fire needs air to propagate. These panels are filled with insulating\u00a0foam that does not contain enough air to burn, therefore the fire won\u2018t\u00a0spread. This was demonstrated by firemen on an episode of NBC\u2018s\u00a0<em>House Smarts<\/em>.<\/p>\n<h3>Natural Disasters and Floods:<\/h3>\n<p>Steel\/panel homes are also more resistant to natural disasters, such as\u00a0hurricanes and high winds, than a wood framed home and are not\u00a0susceptible to rot or mold after flooding.<\/p>\n<p>This chart provides an overview of the differences between a\u00a0traditionally stick-built home vs. a steel\/panel built home: Shown the\u00a0differences side by side, why would any consumer choose a\u00a0traditional home?<\/p>\n<p><a href=\"https:\/\/blog.familyhomeplans.com\/wp-content\/uploads\/2014\/11\/chart.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-1430\" src=\"https:\/\/blog.familyhomeplans.com\/wp-content\/uploads\/2014\/11\/chart.jpg\" alt=\"chart\" width=\"425\" height=\"293\" \/><\/a><\/p>\n<h2>3. The Environment<\/h2>\n<p>One home really does make a difference. In the 30-year time frame it\u00a0takes to pay off a mortgage, the average family building green can\u00a0prevent 222 tons of carbon dioxide from entering the atmosphere.<\/p>\n<p>Many Americans heat their homes with furnaces or boilers. Most\u00a0furnaces and boilers burn fossil fuels such as heating oil or natural gas,\u00a0which emit greenhouse gases. Electric heating also emits significant\u00a0greenhouse gases but at the power plant.<\/p>\n<p>Carbon is one of the 3 top greenhouse gasses believed to be\u00a0contributing to global warming.
