The area&#8217;s purpose may seem obvious to\u00a0the seller, but buyers often need it spelled out. This is a recurring\u00a0homeowner error pointed out on the hit HGTV show- \u201cDesigned to Sell.\u201d\u00a0In the show, designers have a $2000 budget to completely update and\u00a0stage a home. They use what the owners have and add accents, butalso paint, re-tile, etc. to update kitchens and baths. Homeowners often\u00a0use their dining room as an office, the basement rec room for storage\u00a0etc. The show\u2019s designers ensure that every room is staged to\u00a0represent the room\u2019s proper function. For example, they may add a\u00a0table, chairs and chandelier to define the dining room or perhaps\u00a0place a small table and stools in the kitchen to highlight the fact that\u00a0the home has an \u201ceat in\u201d kitchen. Another favorite tactic is to ensure\u00a0the deck or terrace has good-looking patio furniture and flowers.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<blockquote><p>While staging often includes adding items such as a vase of\u00a0flowers, a table etc., the pre-staging, de-cluttering phase is\u00a0the most critical part of the process\u2026This inexpensive project\u00a0can make all the difference in purchase price and time on\u00a0the market \u2013 often equating to thousands of dollars.<\/p>\n<p>&nbsp;<\/p><\/blockquote>\n<ul>\n<li>Homeowners often ignore this advice from sales\u00a0agents because they don\u2019t recognize the importance or don\u2019t wish to\u00a0pay for a storage unit. What they don&#8217;t understand is the conscious use\u00a0and subconscious psychological impact of clutter on buyers. Step 1 is\u00a0to put everything you will not need or use prior to the move into storage\u00a0(small appliances, seasonal clothing, toys, videos, extra toiletries, etc.)\u00a0or donate\/throw away as appropriate. This is also a great way to get a\u00a0head start on packing. Clear as much as you can from cupboards and\u00a0closets as well. Buyers almost always check out closet space and open\u00a0the cabinets. A bulging closet sends a \u201cnot enough storage space\u201d\u00a0message at the conscious level and \u201cchaos, stressful\u201d message on the\u00a0subconscious level. Conversely, a neatly organized, half empty storage\u00a0area sends the \u201cspacious, calm\u201d message.<\/li>\n<li>The next step is to put away items you would normally leave out on\u00a0the counters for convenience sake (e.g. coffee maker, mixer, electric\u00a0can opener, bread box in the kitchen and hair brush, hairspray,\u00a0shampoo, toothpaste etc., in the bathroom). It may be an\u00a0inconvenience for a short time, but this step does make a big\u00a0difference. On the conscious level, cleared kitchen counters appear to\u00a0be larger. On the subconscious level, the message is \u201cclean, calm,\u00a0organized, ready for entertaining.\u201d<\/li>\n<li>Put away your paperwork. Stacks of mail and paperwork add clutter\u00a0to a space. Neatly stack these items in baskets when you are not\u00a0working on them.<\/li>\n<li>Engage all the buyer\u2019s senses. Leave on soft background music,\u00a0bake chocolate chip cookies or simmer cinnamon and spices in a croc\u00a0pot, etc. Scent can be a powerful reminder of happy times. The\u00a0transference effect means the association of those pleasant\u00a0memories and good feelings with your home. Leave a plate of cookies\u00a0for them to eat with a little note saying, \u201chelp yourself.\u201d This is a\u00a0common tactic of sales agents because it not only triggers association\u00a0but also elicits a subconscious reciprocity response. Simply stated,\u00a0reciprocity is the feeling that if someone gives you something, you owe\u00a0them something in return. This is often used by car dealerships that\u00a0offer you a free radio or other gift for taking a test drive. New products and sealers\u00a0allow DIYers to paint and plaster right over existing floor or shower tile,<br \/>\ncountertops, even plastic lawn chairs. Kitchen and bath remodeling often pays for\u00a0itself. However there are many new cutting edge products that allow\u00a0you to update a bath without a messy and expensive remodel. For\u00a0example, in the new book, <em>The House that Faux Built: Transform Your\u00a0Home with Paint, Plaster and Creativity<\/em>, chapter six shows the\u00a0complete transformation of a dated, white tiled bathroom into a\u00a0Moroccan retreat. The transformation was completed without ripping\u00a0out the floor tile, shower surround or toilet. Volunteers plastered right\u00a0over the cracked tile floor for a slate effect and used a stone look\u00a0plaster on the shower surround. Will it hold up? It will with proper\u00a0preparation, priming and nautical sealer. The Fauxhouse was rented\u00a0for a year to a woman with two children and later opened to the public\u00a0for three months. Everything held up beautifully.<\/li>\n<li>The single area that dates a bath more than any other is the\u00a0sink\/mirror\/light area. Does your sink look dated? You may consider\u00a0replacing it. Have an old medicine cabinet mirror? Replace it with a\u00a0framed oval or rectangular mirror. Sink cabinets can be painted, or,\u00a0if quite unattractive, replaced with a newer one. It may be worth\u00a0adding a pedestal sink or a furniture \/bowl style cabinet in the\u00a0powder room. Potential buyers think- \u201cThis is the bath my guests will\u00a0see &#8211; I want to impress them.\u201d<\/li>\n<li>Is your tub an awful color or badly worn? No need to replace it. A\u00a0tub epoxy paint kit is available at home stores or you can hire a\u00a0professional to either paint it or add a shell system that fits right\u00a0over your old tub and surround. Once you are happy with the big\u00a0things such wall color, floor, tub, tile and sink, look and see if a new\u00a0faucet would make a difference. Replace a mildewed or loud\u00a0pattered shower curtain with something neutral. Be sure to use a\u00a0fabric shower curtain with a plastic liner. Plastic alone screams\u00a0\u201ccheap.\u201d Next, set the stage. Purchase some beautiful hand-towels\u00a0to hang in the bathroom. Hide the real bar of soap and put out a\u00a0fresh one. Help buyers imagine the lifestyle they will enjoy in this home&#8230;an overturned book and reading glasses next to the lounge chair&#8230;all enable the buyer to imagine themselves enjoying the home.<\/p><\/blockquote>\n<ul>\n<li><strong>Bedrooms.<\/strong> Are they neutral or do they scream \u201cgirly\u201d or \u201cflowers?\u201d\u00a0Consider new bedding in a neutral color. Emulate the peaceful calm of\u00a0a 4-star hotel room.<\/li>\n<\/ul>\n<p>Let the light in. Great light is very important to selling a home. Open\u00a0up or remove drapes, clean the windows, add extra lamps as well as\u00a0accessories that reflect light. (Professionals often use floor level uplighting\u00a0around plants and art. Sconces that provide upward light make\u00a0ceilings appear taller. Ceiling lights, especially \u201ccan\u201d lights can make\u00a0short ceilings appear shorter.<\/p>\n<ul>\n<li>Add a few upscale elements that \u201cpop.\u201d You can get away with lower\u00a0and midrange items throughout most of the house if you choose just a\u00a0few items or areas that \u201cpop\u201d or feel upscale. For example, use\u00a0builder-grade cabinets but position some higher and others lower, and\u00a0add molding to them. Great countertops are key and small touches\u00a0like cabinet knobs, upgraded faucets, and faux or decorative art\u00a0accents can make all the difference.<\/li>\n<li>Sell the lifestyle. Help buyers imagine the lifestyle they will enjoy in\u00a0this home (e.g., A rocking chair and a pitcher of lemonade on the\u00a0porch, an overturned book and reading glasses next to the lounge\u00a0chair, a party platter on the kitchen island, etc., all enable the buyer to imagine themselves enjoying the home.<\/li>\n<li>Don&#8217;t ignore the exterior. Today&#8217;s buyer wants a great outdoor living\u00a0space.
